Property Management

We provide several services for our Landlords with a personal touch. We are proud to provide a service that is customer service centred. We treat each property like our own ensuring each tenant is referenced correctly guaranteeing the highest quality tenants.

With years of experience adding new property to the rental market, we advise our landlords with possible changes that will boost their property allowing for increases in rent as well as minimal void periods. Here are some of the services that we provide under a Property Management agreement. Whether it is a single let or a HMO; we have you covered.

  • We have a database of tenants that are constantly on the lookout for new places to live. Alongside this, we use specialist marketing strategies to ensure we find the right tenant for your property.

  • We complete referencing checks on each tenant and their guarantors. These checks ensure that either party is credit worthy and confirms their affordability for your property.

    Referencing checks also include previous landlord references which allow us to vet tenants to ensure your investment is being looked after.

  • When each tenant moves in, we complete Check in & Inventory Reports to ensure that any damages are recorded. This ensures a safe investment with the right tenants. Knowing your property is being looked after is at the top of our priority list.

  • We complete quarterly property inspections in HMOs and Annual inspections in Single Lets. This is to ensure that your property is being maintained adequately by the tenants as well as checking any fire safety requirements such as Fire Doors and Fire Alarms.

  • Councils are cracking down on properties that are not compliant with hefty fines! We complete improvement reports and let you know what you need to do to your property to ensure it meets the local council regulations. We have helped multiple landlords that are struggling with compliance make their property right.

  • We have 24 / 7 maintenance teams on hand at all times. Whether there is a problem with plumbing, electrics, gas, or if any general maintenance is required; we have the team in place to get it sorted.

Guaranteed Rent Scheme

If you are a Landlord and dont want to be involved in any aspect of property management, we offer a Guaranteed Rent Scheme. This allows you to completely free your mind from the property.   • Under this scheme, we take over the bills so you can keep your mind at ease. No more monthly bill statements or updating suppliers with meter reads.

  • The Guaranteed Rent Scheme is similar to a Commercial Lease. We cover any general maintenance that is required provided that the property is in full working order signing. This is however exempt from any structural or major repairs that are required.

  • With the Guaranteed rent scheme, you as a landlord will receive a rental payment each month regardless of any voids. We will guarantee the rent meaning that you no longer have to worry about dealing with tenants, guarantors or Property Management.
